~ Buying Properties ~

 

Tips to see if you can afford the new payment...

  • To get an idea of the true costs to run a home, add about 40% to your mortgage payment, then Play House (pretend you are spending that each month, and put the extra into savings). It will build up your savings and also help you see if you're buying in the right price range.
 

Tips to help you downsize...

  • Once you decide it's time, do it. The sooner you cross over from losing to creating, the more at peace you'll be.
  • If you do have time, tackle the task in nibbles. Do a closet each weekend. Do a drawer every day. Remember the old adage of how to eat an elephant?  It's one bite at a time.
  • I actually like to buy my boxes. You can usually return what you don't use. They stack and store better when you don't have so many varied sizes. Be sure to get STRONG strapping tape. It makes a difference.
  • Put 3 boxes in every room. Place what to keep, what to give away and what to throw away in their respective boxes. When they are full - deal with them.
  • Never leave without a car filled with boxes needing re-gifting or tossing - just don't drive around with them - do it.
  • Invite friends over to help - wine and boxes and wrapping paper are a mighty enticing combo!
  • If it's more than yourself, remember, each person brings different issues to the process. What is one person's treasured memories may be so much "Stuff' to the other person. Hint, hint - I was the 1st category. After holding up an item in our first big downsize and saying to my husband that it reminded me of my grandmother - his words - which I eventually understood to be actually profound - were that by re-gifting it I was allowing someone else to make a memory. Now that is actually comforting to me. And guess what, about the only thing I've really missed were the champagne flutes! I had to buy some for New Year's Eve. And guess what else?  I like them a whole lot more. Go figure!

Make this an opportunity to make new memories as you share the old ones. You can actually end up in a much better place - even if it's just because you don't have the weight of how to deal with the years of stuff hanging over you.

   1. Look at your state's plan first. In Va., we have College America and VEST (Va. Educ. Savings Trust).s.com

   2. Look at plans with low costs.

   3.  Find one that invests in a style you find comfortable.

   4. Check your plan - annually (good advise for all investments)

   5.  Figure out how you're going to withdraw the funds

   6.  Choose a plan that will become more conservative as the need to pay for college gets closer.

 

~ Some financial tips ~ 

  • Jean Chatsky suggests you let your heirs know where you've put your will, important phone numbers, policy numbers, safe deposit box key, social security info., on-line passwords, your funeral arrangements (have you made them yet)?? When I took a trip, I used to put a folder out on my desk that said "Look Here First". It's still in my files. I just don't put it out anymore. Perhaps I should?

~ Free Credit Reports ~
You are entitled to a free credit report each year. You can go to the sources, or go to sites that pull them together.
  • Getting your true score, plus loads of advice go to myfico.com
  • You can also order your credit report from each of the 3 major credit reporting companies. If you stagger the free reports, you'll be up to date all year.
